## Inditex’s Strategic Move: New Corporate Campus in Barcelona

The soaring costs of land in major urban centers typically push companies to seek affordable options in suburban areas. Surprisingly, Inditex, the textile powerhouse founded by Amancio Ortega, is taking the opposite approach. The company has announced plans for a substantial new corporate campus, positioned prominently next to the iconic Three Chimneys in Barcelona’s metropolitan area.

### Transitioning to Sant Adrià

This ambitious project aims to relocate the headquarters of four prominent Inditex brands—Massimo Dutti, Bershka, Oysho, and Lefties—from Tordera (located in Maresme) to Sant Adrià de Besòs. This move not only transforms an old industrial site into a vibrant business hub but also signals a renewed investment in an area that has long awaited revitalization.

### An Industrial Revolution

The selected site for this new campus is the former Schott Ibérica factory, which has been earmarked for redevelopment following Inditex’s acquisition in 2018. The local council has approved an Urban Improvement Plan spanning nearly 90,000 square meters, setting the stage for both the new corporate campus and a nearby Alcampo hypermarket.

#### A Plan for Separation and Expansion

The development of the new campus entails a strategic division: the commercial area will be located to the north, while the corporate offices will largely occupy the southern section. The Inditex office space will span approximately 67,243 square meters, designed to foster collaboration among the various brands within the Inditex portfolio.

### Four Brands, One Vision

The current headquarters in Tordera will now be dedicated exclusively to logistics, effectively enhancing the group’s distribution capabilities. Zara and Zara Home will remain at their established headquarters in Arteijo, which has also recently undergone expansion, with a new complex of around 170,000 square meters.

### Architectural Innovation

Set to encompass a total of 164,098 square meters, the new Sant Adrià campus will feature four interconnected buildings surrounding a trio of landscaped courtyards. Each building is designed to host a variety of functions, including offices, workshops, pilot stores, and high-tech audiovisual production spaces.

### Economic Implications for Sant Adrià

The advent of Inditex is anticipated to invigorate the local economy significantly. Mayor Filo Cañete has expressed optimism, viewing Inditex’s arrival as a pivotal opportunity to establish Sant Adrià as a leader in innovation and business activity in the metropolitan area. The strategic location, coupled with excellent public transport connectivity, enhances its appeal for this multinational corporation.

### Future Economic District

With an influx of approximately one million workers projected, the municipality is poised to morph into one of the new economic districts within the Barcelona metropolitan umbrella. Promoters have committed to investing around nine million euros to facilitate essential infrastructure, including two bridges linking the campus to the budding Catalunya Media City, while also reinstating the former CELO factory’s chimney, listed as a Cultural Asset of Local Interest.

### Looking Ahead: The Timeline

Before the project becomes a reality, several regulatory steps must be satisfied. The councils of Sant Adrià and Badalona are currently working on solidifying an urban plan necessary to authorize large commercial developments. Following the municipal decree passed on February 27, 2026, a month-long public review period for objections will take place.

If all proceeds according to schedule, the partial opening of the new campus is projected for 2028, with final project completion expected by 2030. Inditex’s Catalan initiative aims to strengthen its operations, further linking Galicia and Catalonia as integral pillars of its worldwide strategy.
