The goal in sight That it is because he was drunk driving and crashed at 100 km \/ h he has been open about.  After the accident in 2014, Selnes was in a wheelchair for two years, and the training has been long. Photo: Eirik Haukenes \/ NRK Despite the fact that he does not have equity or nobility rights, the goal is to own his own farm.  &#8211; First and foremost, I want to lease or rent, and go that route to save up equity and buy eventually, he says, who recently posted an ad on Finn.no.  Here he asks farm owners who are considering closing down operations to get in touch, and several have shown interest. And it is milk production he wants to do.  &#8211; I am passionate about the profession, and this is what I dream of.  I will go to great lengths to achieve this, says Selnes.  Not straight forward The plan is to apply for a loan when he has accumulated equity, but first he must pay down debt.  Customer advisor Ingvill Ho\u00e5s Butli in \u00c5fjord savings bank, says that it takes something completely different to get a loan to buy a farm, than with an ordinary mortgage.  &#8211; Agricultural properties with a license are exempt from the mortgage regulations, which means that we do not have as clear a framework when we are to grant a case or not. Photo: Lena Erikke Hatland \/ NRK Even though the requirement for 15 percent equity falls away, and that the loan can exceed five times the income &#8211; Butli emphasizes the importance of serviceability and willingness.  &#8211; We consider the farm he is going to buy, look at the resource base and whether there is serviceability with that operation.  And especially in agriculture is that we assess the private economy together with operations, and look at the overall picture.  Common to close down According to the Norwegian Farmers&#8217; Association, there have always been people who have been creative with a view to acquiring a farm.  &#8211; It has been common for many hundreds of years to enter the industry by renting or leasing a farm, says Olav R\u00f8ssaak, head of real estate and administrative law.  He says that it is common for farms to be closed down because there is no one to take over.  &#8211; In the same way as for everyone else, there are many farmers who do not have their own children or who have children who want or have to go a different career path than themselves.  Then the farm must be run by someone else, either independently or as additional property for another active farmer.  But due to the financial situation that the farmers are now in, many are considering whether they actually want to take over the farm, says R\u00f8ssaak. This ensures that farmers can plan for the children to take over.  &#8211; Family farming ensures that the farms are run long-term and provides good food production and food security.  At the same time, it is important to maintain the system that one must obtain a license to buy agricultural property, so that foreign companies do not compete with people like Selnes to buy farms.  The licensing system is also crucial to keep prices down to a level that allows people to enter the industry.  Selnes says that he gets tired and that he has great pain in his body.  But that does not stop him from following the dream.  Photo: Lena Erikke Hatland \/ NRK Demanding To NRK, the Directorate of Agriculture writes the following about what it takes for a person without a right of inheritance to be able to buy a farm: &#8211; To buy agricultural properties that have more than 35 acres of fully cultivated or surface cultivated land or if the property has a total area over 100 acres, the buyer must apply for a license.  The license means that the municipality must give the buyer permission to buy the property, and can set conditions for the permit.  Normal conditions to set are personal residency requirements for five years.  How easy it is for people like Selnes is a big question that the directorate does not have a simple answer to.  &#8211; The conditions for being able to start a farm will depend on a number of factors, but it is undeniable that starting with any kind of business without equity is demanding.  Against the current According to Statistics Norway, there were 38,076 farms in Norway in 2021. This is a decrease of 16.5 per cent from ten years before.  Selnes is not worried that he is going against the flow while many farmers are struggling with increased incomes and little faith in the future.  He himself has great faith in the future and his own five-year plan.  &#8211; The advantage will be that I get to show that I can run a farm, at the same time as I get numbers to show, he says.
