In that case, it would be a miracle. But when the signatory is one of the names that defined Silicon Valley and his destination is Florida, things change.

Peter Thiel has just signed a lease for his future offices in Miami, paying more than anyone else in the city before. “For Peter Thiel to sign that lease, marking a milestone of $250 per square foot, is absolutely incredible,” said Joe DaGrosa, founder and president of the real estate investment consultancy, DaGrosa Capital Partners. The record price for renting these offices is noteworthy, but what’s truly fascinating is the underlying trend: a historic name from Silicon Valley is willing to pay a premium in order to leave California, joining an accelerating wave of millionaires relocating to sunny Miami.

A Record Rental that Hides a Trend

Thiel’s office will occupy part of the 44th floor of the tower 830 Brickell, a bustling building that hosts other prominent companies like Microsoft and Citadel. The office space will cover approximately 1,690 m², with a staggering rental rate of $2,690.98 per square meter, culminating in an annual bill of around 4.55 million dollars.

As Joe DaGrosa explained to Fox Business, the average rent in that area was around $40 to $60 per square foot for office space. This implies that Peter Thiel is paying between 525% and 316% above the average for his office.

The climbing prices for commercial real estate in South Florida are already competing with those in Manhattan and San Francisco. This surge can be attributed to the migration of tech firms that were once based in Silicon Valley but are now flocking to Miami, following the lead of their founders.

Thiel’s Journey to Florida

This relocation hasn’t happened overnight. Like other millionaires including Jeff Bezos and Ken Griffin, the founder of Citadel, Thiel purchased a property in Miami Beach over five years ago. By December 2025, as California debated a wealth tax, Thiel Capital announced the opening of an office in Miami, marking a significant move for his enterprises. February saw Palantir, the company chaired by Thiel, confirm its own move to Miami, representing a complete migration of Thiel’s main businesses to the Sunshine State.

Expelled by a Tax That Does Not Exist

The driving force behind this movement is the looming threat of taxation. California has been discussing a potential 5% tax on the assets of individuals worth over $1 billion who reside in the state. This proposed tax, aimed at generating approximately $100 billion over five years to support social programs, has already gathered more than 1.5 million signatures for a ballot initiative. Consequently, millionaires have begun their preemptive migration in response to a tax that hasn’t yet been enacted.

High-profile figures like Larry Page and Sergey Brin exited California before the potential tax took effect, investing heavily in properties in Coconut Grove and Allison Island. Similarly, Mark Zuckerberg, after two decades in San Francisco, shifted his residence to be closer to fellow billionaires.

The clear beneficiary of this trend has been Florida, a state that does not impose an income tax or wealth tax—factors that matter immensely when fortunes are counted in billions.

However, not all billionaires are against various taxes. Jensen Huang, CEO of NVIDIA, has expressed that he’s willing to pay taxes in California and remains in the state. On the other hand, Thiel has contributed a significant donation to oppose the wealth tax proposal, showcasing the split opinions among the tech elite regarding taxation.

General News – 2

A rental contract does not usually provide enough space for owners, except if it is for a centrally located apartment in Madrid or Barcelona for less than 600 euros.
