One of the most pressing problems is the \u00a0supply\u00a0 of housing. Little new construction is underway, but where development is occurring, prices are rising dramatically. Having navigated through multiple stages of economic crises, the latest challenge is the \u00a0increase in room rentals.\u00a0<\/p>\n

What’s Happening?<\/strong> According to the most recent report from Idealista<\/a>, the availability of rental rooms has seen a \u00a024% increase\u00a0 in the second quarter of 2025 compared to the same period in 2024. During this time, prices have risen by \u00a05% on average\u00a0 across the country. Idealista attributes this modest price increase to the significant growth in available rental rooms; that is to say, if the offerings had not increased so dramatically, the price surge would have been much higher.<\/p>\n

Across \u00a030 provincial capitals\u00a0 where price increases are evident, \u00a019 of them\u00a0 are experiencing greater demand than supply. In \u00a0two out of three capitals\u00a0 where prices have risen, demand is outpacing availability, sending a clear message to the market: there is a growing interest in room rentals.<\/p>\n

Why It Is Important<\/strong> Renting a room now costs as much as renting entire apartments did \u00a010 years ago.\u00a0 In cities like \u00a0Madrid\u00a0 or \u00a0Barcelona\u00a0, the average room rental exceeds \u00a0500 euros\u00a0, while in \u00a0Valencia\u00a0, \u00a0M\u00e1laga\u00a0, \u00a0Palma\u00a0, \u00a0Pamplona\u00a0, and \u00a0San Sebasti\u00e1n\u00a0, room rents have crossed the \u00a0400-euro\u00a0 mark easily. According to Idealista\u2019s data, the average cost of a room now stands at \u00a0420 euros\u00a0.<\/p>\n

This issue is particularly \u00a0relevant\u00a0 for students and young professionals, who are increasingly opting for room rentals due to their lower costs. The situation becomes dire as youth unemployment in Spain remains among the \u00a0highest in the European Union\u00a0, where securing a job does not necessarily equate to escaping poverty.<\/p>\n

Interestingly, the average rent for a room is now close to the amount that the \u00a0Organizaci\u00f3n de Consumidores y Usuarios (OCU)\u00a0 estimates as the monthly food expenditure for a couple. The alarming fact is that renting a room now takes up \u00a032% of the minimum wage\u00a0 (after taxes), which poses a significant challenge for many.<\/p>\n

This translates to a \u00a034% greater profitability\u00a0, making room rentals an attractive option in the current market.<\/p>\n

Where Room Offer Grows Most<\/strong> The cities experiencing the most significant growth in room availability include \u00a0Ciudad Real\u00a0 (88%), \u00a0Santa Cruz de Tenerife\u00a0 (76%), \u00a0Ceuta\u00a0 (74%), \u00a0Palma\u00a0 (71%), and \u00a0Valencia\u00a0 (70%). On the other hand, larger markets like \u00a0M\u00e1laga\u00a0 (45%), \u00a0Bilbao\u00a0 (39%), \u00a0Barcelona\u00a0 (30%), and \u00a0Madrid\u00a0 (19%) are also witnessing notable increases.<\/p>\n

A \u00a0Contra\u00a0 highlights that \u00a0Seville\u00a0 is an outlier, being the only major market where room availability has decreased by \u00a05%\u00a0. Other cities like \u00a0C\u00f3rdoba\u00a0 (-26%), \u00a0Logro\u00f1o\u00a0 (-21%), and \u00a0Granada\u00a0 (-11%) follow a similar downward trend.<\/p>\n

Where Prices Are Rising the Most<\/strong> \u00a0Barcelona\u00a0 remains the most expensive city for room rentals, averaging \u00a0570 euros\u00a0. Following closely are \u00a0Madrid\u00a0 at \u00a0527 euros\u00a0, \u00a0San Sebasti\u00e1n\u00a0 at \u00a0475 euros\u00a0, and \u00a0Palma\u00a0 at \u00a0450 euros\u00a0. Where prices have seen the steepest increases this past year are in \u00a0Zamora\u00a0 (18%), followed by \u00a0Segovia\u00a0 (16%) and \u00a0Palencia\u00a0 (15%). Conversely, cities like \u00a0Palma\u00a0, \u00a0Ceuta\u00a0, and others have experienced a decline in room rental costs.<\/p>\n
