The survey yielded some insightful results that highlight the current state of this market, heavily influenced by a \u00a0housing shortage\u00a0 that struggles to meet demand. Inherited homes represent nearly a \u00a0fifth\u00a0 of all available properties in a sector where supply and demand often misalign. This statistic aligns closely with data from the previous year (15%) and reflects a dip from the \u00a018%\u00a0 peak observed during the pandemic.<\/p>\n
This \u00a016%\u00a0 figure paints a broad picture but masks certain nuances depending on the segment discussed\u2014specifically, whether we are looking at sales or rentals. The inherited homes represent a higher percentage in the sales market compared to rentals. “Within segments, the weight of heirs in the sales market historically doubles that in the rental market. Heirs of inherited homes make up \u00a023%\u00a0 of the supply in the purchase market, whereas this percentage drops to \u00a011%\u00a0 in the rental arena,” explains \u00a0Mar\u00eda Matos\u00a0, Director of Studies at Fotocasa. Both indicators reflect an increase over last year.<\/p>\n
Matos notes that the growing prominence of inherited homes is closely linked to Spain’s \u00a0demographic shifts\u00a0. The aging population, particularly among \u00a0Baby Boomers\u00a0, coupled with a declining birth rate, contributes to this trend. This phenomenon is expected to create an unprecedented \u00a0transfer of intergenerational wealth\u00a0 in the coming decade, impacting the market’s structure. “For every inherited house aimed at rental, we estimate that twice as many will be sold,” she adds.<\/p>\n
Fotocasa also sought to understand why some heirs choose to sell rather than rent their inherited properties. A primary reason cited by \u00a034%\u00a0 of respondents is related to \u00a0personal motives\u00a0. Others express hesitance about becoming landlords, with \u00a032%\u00a0 indicating concerns about the responsibilities and potential defaults associated with rentals.<\/p>\n

According to the data gathered by Fotocasa, the \u00a0typical heir\u00a0 entering the real estate market\u2014whether through sales or rentals\u2014is predominantly male (60% of cases) and about \u00a054 years old\u00a0. Typically, these individuals belong to the \u00a0upper or middle class\u00a0 and usually reside with their partners and children. The regions of \u00a0Madrid\u00a0, \u00a0Andalusia\u00a0, and \u00a0Catalonia\u00a0 feature prominently in these trends.<\/p>\n
Beyond Fotocasa’s findings, additional insights are provided by the National Statistics Institute (INE), which consistently compiles data on housing transactions across Spain. This includes various forms of property transfer\u2014\u00a0donations\u00a0, sales, swaps, inheritances, and more.<\/p>\n
Reflecting back to 2007, Spain recorded approximately \u00a01.2 million\u00a0 property transactions, with \u00a0775,300\u00a0 attributed to sales and \u00a0131,200\u00a0 to inheritances, marking an \u00a011.1%\u00a0 share. By last year, the landscape had shifted to \u00a0642,000\u00a0 sales versus \u00a0201,000\u00a0 inheritances, boosting the latter’s share to \u00a019.3%\u00a0.<\/p>\n
As the Spanish real estate market grapples with significant demand and limited supply, the data indicates that inheritances are becoming an increasingly important factor. According to the Housing and Land Observatory, nearly \u00a0101,000\u00a0 homes were completed in 2024 to address the \u00a0supply-demand imbalance\u00a0, though this figure remains insufficient compared to the pace of household creation indicated by the INE.<\/p>\n
