It was Lofotposten that first mentioned the case. 32,000 square meters The plot is almost 32,000 square meters and the purchase includes your own sandy beach of 3,850 square meters. The property extends on both sides of the E10. The entire beach part is around 10 acres, where 40 percent of the area can be developed, while the mountain part is around 22 acres. The beach part is regulated for residential purposes, which means that you can build in the usual way after application. – You cannot build anything on the beach or close off a free area. There are of course limits to what you can do with the beach itself, says Kristoffersen. Allemannsretten means that everyone has the right to travel on foot in rural areas. The same applies to the beach zone along the sea. In 1965, a ban was introduced against building in the beach zone. According to the Planning and Building Act, all measures in the beach zone are basically prohibited. The municipalities are allowed to decide whether a dispensation from the ban is to be granted, or whether they are to make exceptions to this decision in the municipal and zoning plan. Part of the property is nevertheless set aside for residential development, according to Kristoffersen. – It is a large property, much of which has been earmarked for residential development. Now a framework application has been approved for a residential building on the upper side of the property. The property is today owned by artist Galina Manikova, who had plans to build an art center on the site. Now he feels compelled to enter the years. Sell the property after refusal – I have understood that this is the end of the line. I don’t get to establish what I have worked for for eight years. She received positive signals from the municipality, before Flakstad municipality gradually rejected the plans. – The municipal board made a decision in 2021 where they wanted to welcome the mini house field and the art center and asked us to submit a proposal. It has cost a lot of money and it has taken almost two years to get an answer to this, and the answer was now negative, says Manikova. Bought for NOK 900,000 The apartment is now for sale, with an asking price of NOK 9.5 million. When she bought the plot in 2015, it was for NOK 900,000. But Manikova does not believe the company will come out of it well. – Those who suggest that I have big gains in the case are thoroughly mistaken. – We have spent a lot of money. So I doubt that the company will benefit from it. But we’ll see with time. She believes that the potential to develop the property is there. – But for me it is non-existent.
